The property has two, dilapidated structures: a one story club house (3,754 square feet) and a two‑story building used as a garage and apartment for grounds maintenance staff. There is a small, dirt parking lot abutting the club house.

The 45.3 acres property was built in 1952. It is located in the North Central neighborhood of Hollywood. There's commercial development on the west side of I-95, but it’s otherwise completely surrounded by residential. Putting non-residential at that location would likely be viewed as commercial intrusion.

The golf course closed in 2010 due to the economic recession and a declining interest in the game. It is one of the only large parcels of land in Hollywood that remains undeveloped.

A drainage ditch runs along the north side and there are utility easements. The surrounding area does not have sewer service. A developer would have to bring sewer connections almost a mile, which is a very significant development cost. There is no sewer transmission infrastructure to serve any proposed development, but there is nearby property on which a developer could construct a sanitary sewer lift station.

The developer’s attorney has also confirmed the presence of noxious and invasive plant species that would have to be removed as well as arsenic in the soil—this is common on golf courses due to fertilizers used pre‑2010. Contaminated soil must be covered BY two feet of fill and then a building or parking lot placed on top of it to avoid digging access. This is a costly step in site preparation that is permissible, but heavily regulated by Broward County.

The current owner—a family trust—purchased the golf course in 2013 for $500,000. CMC Sunset Investments LLC holds a 99—year lease on the property, but the lease payment amount is unknown. Broward County assesses the property’s value at $781,560.

The property is below the ground level of surrounding properties with a history of flooding. Costs for de‑mucking and bringing in fill are substantial.
